The villa covers 70 m² and is spread over two floors. Authentic Istrian rustic charm is combined with modern comfort to provide a pleasant and relaxing stay.
On the ground floor, you will find a bright living room, a fully equipped kitchen with dining area and an additional toilet. From the living room, you can access the private, fully fenced courtyard. The entire house, courtyard and private parking are exclusively available to you.
Upstairs, there is a spacious bedroom with a large double bed, a private bathroom and a balcony overlooking the courtyard, forest and surrounding nature. Stairs from the balcony lead to the private rooftop terrace.
A special highlight of Villa Istria Mar is the private jacuzzi on the rooftop terrace, with sun loungers and views of the starry sky – the perfect place to relax and enjoy the peace and tranquility.
Villa Istria Mar is intended for two guests, and one pet is welcome.
The location is ideal for exploring Istria. The sea and beaches are 28 km away, while Poreč, Pula and Rovinj are approximately a 25-minute drive away. In the surrounding area, you can discover charming Istrian towns, vineyards, forest trails, wineries, truffle routes and traditional taverns.
Nearby, you can visit Pazin, Motovun, Grožnjan and Svetvinčenat, while active holiday enthusiasts can enjoy cycling, walking, kayaking, hiking and horseback riding.

The deposit is intended to cover damages and will be returned to the guest upon departure if the guest has not caused any damage.
This property does not accommodate bachelor, bachelorette or similar parties.
Guests are not allowed to make noise between 23:00 and 07:00.

Guests are responsible for cleaning up after their pet, including in the yard.

Rental terms
- To secure and confirm the reservation, an advance payment of 30% of the total reservation amount is required.
- The remaining amount of 70% from the total reservation price will be charged 60 days before arrival.
- If cancelled 60 days or more before arrival, no refund of the paid amount will be issued.
- If cancelled within 60 days before arrival, no refund of the paid amount will be issued.
- If the guest does not show up on the arrival date, we will not refund the paid amount.
- The deposit is 300,00 € and must be paid upon arrival.
